No, you were right. There was a house on my street that has been on the market for >90 days that was listed $620k. It's an old house, but was fully remodeled and had done a great job of it. At 60 days I thought to myself I should write a disrespectful offer, but decided they would never sell at the level to make it work. Finally it sold for $435k. Someone did the work, and it was not me...

What about if and when the FED drops rates in September doesn't this unlock a lot of buyers potentially if mortgage rates come down with it as well possibly switching it to more of a neutral Market maybe even a seller's market again? your thoughts?
Rates are already down as banks expect the Sept cut in my opinion, rates move early

"What changes after the election" - Uncertainty is removed, financial institutions place their bets based on who is in office, Fed can make changes without worrying about whether they are being political, and so on. There is no denying that more money on the sidelines gets in, more jobs are created etc and the economy gets stimulated. Now _most people_ have a herd mentality and aren't the ones driving the change. I don't think they are saying they will wait for the election results to buy a home. However, when the investing community takes a pause, they follow their lead and pause too; when the investing community starts making purchases, they fomo in. I'm with you ... I will invest and try to take advantage of the times leading up to the election.

Pending sales vs Mortgage Apps could simply be cash buyers. I’ve always made the claim that rates don’t affect home prices they affect whom gets to buy and how. Entirely possible cash transactions are going up with rates where they are.

The thing about the Fed cut is it affects short term rates while adding inflation risk to longer durations when inflation is above target. Unless longer duration yields fall (the 10y treasury being the focus for mortgages) then rates will remain elevated as the Fed works to uninvert the yield curve.

I think we are seeing incentives offered by sellers accelerating. That is happening in my buy box. Higher inventory coupled with really generous seller contributions are moving the margins. There is also some urgency to beat the deadline requiring a contract with a buyers' agent for commission.
